Application & lease
I walk you through application docs (especially the out-of-state paperwork that trips people up), negotiate where there's room, and review the lease before you sign.
Move-in day
Keys, walkthrough, utility hand-off, building orientation. You land in Miami already knowing where the trash room and the grocery store are.
FAQ
- How long does the process usually take?
- Two to four weeks from first call to keys is typical. Faster if you're flexible on building; longer if you need very specific amenities or a school-year-aligned move-in.
- What documents do I need as an out-of-state applicant?
- Standard: photo ID, two recent pay stubs or offer letter, two months of bank statements, and a credit-check authorization. I'll send the exact list for each building so there's no scramble.
- What if my credit or income is short?
- Most buildings accept guarantors, additional months of deposit, or co-signers. I tell you up front which buildings are flexible and which aren't so we don't waste applications.
- Can I tour without flying in?
- Yes — video tours are how most of my out-of-state clients lease. If you want a single in-person trip, I batch 5–7 buildings into one day.
