I walk you through application docs (especially the out-of-state paperwork that trips people up), negotiate where there's room, and review the lease before you sign.

Move-in day
Keys, walkthrough, utility hand-off, building orientation. You land in Miami already knowing where the trash room and the grocery store are.
FAQ
How long does the process usually take?
Two to four weeks from first call to keys is typical. Faster if you're flexible on building; longer if you need very specific amenities or a school-year-aligned move-in.
What documents do I need as an out-of-state applicant?
Standard: photo ID, two recent pay stubs or offer letter, two months of bank statements, and a credit-check authorization. I'll send the exact list for each building so there's no scramble.
What if my credit or income is short?
Most buildings accept guarantors, additional months of deposit, or co-signers. I tell you up front which buildings are flexible and which aren't so we don't waste applications.
Can I tour without flying in?
Yes — video tours are how most of my out-of-state clients lease. If you want a single in-person trip, I batch 5–7 buildings into one day.
